Daylight is a residential land investor and developer, delivering finished and entitled lots to homebuilders in Texas and Southern California.
We create value through entitlement and development rather than speculating on market appreciation by applying disciplined underwriting and hands-on execution. Our north star is to be an asset to the communities we invest in and a trusted partner to our investors, guided by long-term integrity, innovation, and execution.
The U.S. is short an estimated 2 to 3 million homes, and production has trailed demand for more than a decade. Daylight was founded on a simple conviction — this gap needed to be closed, and we weren't willing to wait.

Spencer Rinker
Founder & Managing Partner
Spencer Rinker is the Founder and Managing Partner of Daylight Residential, responsible for the firm’s investment strategy, growth, capital relationships, and day-to-day operations.
Spencer brings over 20 years of real estate experience, including 13 years as a GP and fiduciary. Prior to founding Daylight, he was Co-Founder and Managing Principal of AHV Communities, a pioneer in the Build-to-Rent sector. Over his tenure, Spencer led 40 communities — both for-rent and for-sale — totaling more than $1.8 billion in capitalization and launched a national homebuilding operation across five major MSAs.
Earlier in his career, he held positions at Greenlaw Partners, Johnson Capital, and CBRE. Spencer holds undergraduate degrees in Economics and Legal Studies from Chapman University. He is a third-generation real estate developer, a licensed California real estate broker, and an active member of ULI and YPO.
